Spain Is Selling a Whole Village for the Price of a New York One-Bedroom

MK

For €850,000, about $920,000, a whole settlement in Galicia is on sale: 12 houses, a chapel, and a tennis court. In New York that budget usually buys a compact one-bedroom condo of roughly 650 to 800 square feet in Manhattan, or a small house farther out in Queens. Spaniards are asking you to take four hectares and a hamlet instead of one city apartment.

What the price includes

The listing is not a row of ruined farmhouses. It is an unfinished country resort with infrastructure already started.

  • Land: 40,000 square meters (about 10 acres) of tended mountain ground.
  • Housing: 12 separate buildings totaling 2,160 square meters (about 23,250 sq ft), with 44 bedrooms and 21 bathrooms between them.
  • Main building: a 668 m² hub with a professional kitchen, restaurant halls, and service rooms.
  • Extras: a private chapel, a building meant for a pharmacy or clinic, two large warehouses, and an outdoor tennis court.

Three of the 12 houses are fully renovated, furnished, and ready to move into. The rest need finishing work and utility hookups.

What $920,000 buys in New York

At current Manhattan listings, that money typically lands a one-bedroom condo around 650 to 800 square feet: think Upper East Side or Gramercy-adjacent buildings with doorman amenity packages, not a private street. In outer boroughs the same check can stretch to a modest freestanding house with a yard. Either way you get one address and a few rooms, not 44 bedrooms on 10 acres.

Put side by side: New York offers location and transit; Galicia offers volume. The Spanish lot is roughly thirty times the living space of a typical $900k Manhattan one-bed, plus land, a chapel, and sports gear that simply do not exist at that price inside the five boroughs.

Real business potential

In 2021 the complex was listed at €1.113 million (about $1.2 million). With few cash buyers and a remote site, sellers cut the ask by almost 25%. The property sits in the mountains: ocean beaches and the nearest big cities are about a three-hour drive.

The location is a poor fit for short-term tourist rentals because there is no steady foot traffic. A closed campus with 44 bedrooms could work as an IT campus, spa hotel, retreat center, or private estate.

A similar object also sold in Valencia.

About a 30-minute drive away are Lake Sanabria, ruins of a medieval castle, and the ancient Roman gold mines of As Borreas.
